Guide to paying your property tax online
BBMP now offers tax payers to pay property tax online for the year 2009-10 and 2010-11 if 2008-09 details are available online. Here’s how you can make online payment.
BBMP has started accepting payments for 2010-11 BBMP property tax, at BBMP Help centres and Bangalore One centers; one can also obtain the forms there. Payment has to be by cheque or DD in the name of the Commissioner, BBMP. Online payment of property tax can also be done. You can pay online for 2010-11, if 2008-09 and 2009-10 details are available online. If your property details have not been uploaded, however you have paid and have the receipts, you will have to make a direct payment at the designated office.
Also the good news is that there are no transaction charges for the card users making online payment. Payment gateway is facilitated by IDBI Bank. To make online payment first ensure that your card has been enabled by VBV (verified by VISA) OR VBM (verified by MASTER) if yes then use your PIN number issued by your bank for making online payment.
From the property tax online payment page you need to choose the Form applicable to you. If you have no changes to report then use Form IV or if there is a change use Form V. When you click the Form, it will open the Form page. Enter your SAS 2008-09 application number or PID Number for Old areas and for New areas SAS 2008-09 application number and press the enter key. Your latest tax returns details will get displayed. It is also possible that more than one BBMP Contact Point (Help Centre) may get displayed. Chose your Contact Point where you have submitted your 2008-2009 application form and click (select) on it.
Form IV (White form) should be filed by those property owners where there is no change either in the extent of built up area, usage (residential to non-residential or vice versa) or its occupancy (owner occupied to tenanted or vice-versa), or category from the Return filed in the previous year. If you choose Form V then fill up appropriate columns accordingly like change in usage or extent like built up area etc. in the relevant columns. The system will help you to calculate the tax payable
Use a White Form IV, containing only two sheets, if there is no change what-so-ever, either in the usage, additions / deletions to the structure and give details of the previous payment AND if there is a change in any manner, BLUE Form V containing 8 pages for full elaboration of the previous submission and the changes made now and has to be calculated afresh and make the payment accordingly.
For properties, where there is no change in any field - either in CATEGORY (rented out/non-residential), or DIMENSIONS (Any addition/deletion to the structure), USAGE (Tenanted/Self occupied) have to use the white form no. IV and enter the personal details in Part I as follows :
Column 1: Assessment year already printed, write the appropriate property number (PID / Khata / Revenue Survey no.)
Column 2: The application number of 2008-09, printed in the acknowledgement form and tick the colour of the form submitted. If a revised return is submitted, the details of date of filing and the application no. to be filled OR write N.A.
Column 3: The application number of 2009-10, printed in the acknowledgement form and tick the colour of the form submitted.

If there is a change in the property, use Form V (Blue) and calculate as done in the previous year. You can also calculate tax here. Form V (Blue form) should be filed by those property owners who have made changes either in the extent of built up area, usage (residential to non-residential or vice versa) or its occupancy (owner occupied to tenanted or vice-versa), or change in category or vacant land to new completed construction from the Return filed in the previous year.
